Scuffs and marks usually fall under ‘wear and tear’. It was truly heartbreaking carrying out a check out recently. The tenants had looked after the property so well on a 5 year tenancy, they wanted to hide any scuffs and pin holes with a little bit of odd paint….. unfortunately the paint didn’t match so now there’s a possible repaint charge deduction from their deposit. Communicate with agents / landlords to get an idea of what’s acceptable and what’s not before you pick up a paintbrush.

Protection from Carbon Monoxide poisoning

Carbon monoxide alarms need to be fitted wherever there is an open fuel burning source e.g AGAs, coal fires and log burners. These need to be checked regularly throughout the tenancy.
